Founding agent program - select launch markets

Exclusive listing-ready seller leads. Sold once. Yours.

Homeowners who want to sell at market price, sourced by our own calling team. Every seller agreed on a recorded call to talk with a local agent about listing - and each lead goes to one agent only.

  • Every seller said yes on a recorded call to hearing from a local agent
  • Condition, timeline, motivation and price expectation documented - with the call recording
  • Sold once: exclusively yours for 12 months - never sent to an agent and a cash buyer both

How it works

How a lead reaches you

1

Our calling team talks to sellers

Every day, our calling team speaks with homeowners about selling. In that conversation we learn the property, the timeline and what the seller actually wants.

2

We confirm list fits - and permission

When a seller wants a market-price sale rather than a fast cash offer, we ask on the recorded call whether they'd like to hear from a local agent. Only a yes becomes a lead.

3

Delivered to you in real time

The lead lands in your CRM or inbox with the full context and the call recording. You run your own listing process - and keep your entire commission.

Why we're doing this

We got really good at lead gen from wholesaling

Finding sellers is the engine behind our home-buying business. Our calling team talks to homeowners every day - some are a fit for a cash offer, and we handle those ourselves. Others want full market value and need an agent. Those used to go nowhere; now each one goes to one local agent.

Pricing

Flat per lead. Never tied to your closing.

$300 per lead, flat. No percentage of your commission, nothing owed at closing. Bigger packages come with bonus credit - a built-in volume discount on that rate.

Starter
$1,500
5 leads at $300

Prepaid balance for exclusive leads in your market. The simple way to try the program.

Growth
$3,000
+ 10% bonus credit = $3,300 balance (11 leads - about $273 each)

Priority on newly opened zips in your market, with a built-in volume discount.

Pro
$5,000
+ 15% bonus credit = $5,750 balance (19 leads + $50 remaining credit)

48-hour first pick of zip locks in your metro, with the biggest volume discount.

Your payment sits as a prepaid balance and draws down per lead delivered. Unused paid balance is refundable on request; bonus credit is not. Exact terms are set out in a written agreement before any payment - no payment is collected on this page.

Optional upgrade

Lock your farm zips

Every lead is already exclusive to one agent. A zip lock adds territory: while your lock is active, no other agent receives listing leads in that zip at all.

$250-600 per zip, per 30 days

Priced by zip class in your metro. 60-day minimum, then renews every 30 days - and you hold first right to renew.

Protected by a delivery floor

If we deliver fewer than 2 leads in your locked zip in a 30-day period, that period's lock fee is credited back to your balance.

Founding agents save 20%

Founding pricing takes 20% off lock fees for the first 60 days. Lock fees start on your market's delivery start date - not on the day you pay.

Our promise

If a lead is bad, you don't pay for it

Reported within 72 hours, a lead is replaced or credited if the number is wrong or disconnected, the contact isn't the property owner, or the property is already listed at delivery.

You don't have to take our word for any of it - every lead comes with the recorded call, so you can hear the seller yourself before you dial.

Straight dealing

Your part

Call first, manually

The seller's permission covers a manual phone call from you. Automated texts, ringless voicemail or automated calls need the seller's own consent to you.

Honor a stop request

If a seller asks you not to contact them, that ends it - immediately and permanently.

Follow your license law

Some brokerages approve paid lead sources. We're happy to send the agreement to your broker before you pay anything.

Questions

What agents ask us

Where do the sellers come from?

From our own calling operation - the same seller lead generation we built for our home-buying business. Every lead starts as a real, recorded conversation between our calling team and the property owner.

How is this priced compared to other lead sources?

You pay one flat price per delivered lead, set by market. You keep 100% of your commission, and nothing is owed to us at closing. For your brokerage's own compliance questions, confirm the arrangement with your broker - we'll happily send them the agreement.

Who else gets the same lead?

No one else while it's yours. Each lead is delivered to one agent only - and for 12 months from delivery it isn't shared, resold, or sent to a cash buyer either. If you want a whole zip to yourself, that's what zip locks are for.

What if a lead doesn't pan out?

A seller declining your listing proposal is part of the business. But if a lead is genuinely bad - wrong number, disconnected, not the owner, or already listed when delivered - report it within 72 hours and it's replaced or credited. And your unused paid balance is refundable on request, so you're never locked in.

When do leads start arriving?

Each market has a written delivery start date, confirmed in your agreement before any payment. Lock fees start on that date - not on the day you fund your balance.

Do you take listings yourselves?

No. Blue Book Home Offer buys homes directly as an investor and is not a licensed real estate brokerage. Sellers who want a market-price sale are referred to licensed agents.
